Inventory/Schedule of condition reports

 

Presented in an easy to read methodical manner our inventories provide a listing of all the furniture, fixtures and fittings in a property, together with a detailed description of their condition and a report on the decorative order.  We also include the general condition of the gardens and the current meter readings at the time of the visit to the property. All inventories are backed up with digital photographs as standard.

All properties should have a current inventory compiled whether it is furnished, part furnished or unfurnished.

Check-in reports

Check in involves meeting the tenant at the property on the day of handover to run through the inventory in full. The tenant has the opportunity to thoroughly inspect the property and request any adjustments they feel are necessary. Once everything is agreed we update the meter readings and the tenant will then be asked to sign the inventory and a copy is sent to the agent/landlord. Upon check in we endeavour to obtain the tenants signature, as it will prove vital should any disputes arise later.

Check-out reports

At the end of the tenancy we re-visit the property to complete a check out. This process involves a thorough examination of the property against the inventory and check in document, which was agreed at the start of the tenancy. We then produce a full report detailing any changes in the content and condition of the property. This will also include the final meter readings, recommendations of works/cleaning required and independent advice as to where responsibility lies (Fair wear and tear and life expectancy of items are taken into account when compiling this report).

Periodic property visits

To give landlords peace of mind we offer periodic property visits. This service provides the landlord with a written report stating the general condition of the interior and exterior of the property and how the tenants are caring for it; we also report on any maintenance issues that you should be aware of.

Property inspections can be instructed individually or we can arrange to diarise an inspection every 3 or 6 months until the end of the tenancy.

Utility company notification

Meter readings are taken as standard in our inventories and check in/out reports. We also offer a utility notification service where we contact the relevant utility companies giving details of the outgoing and incoming tenants and the billing address during any void periods. This will include gas, electricity, water and council tax.
